How it's calculated

The ceiling area is multiplied by the rate per square foot for your chosen type. A design allowance increases the billable area to account for peripheral drops, coves and layered work, which add vertical surface beyond the flat plan area.

Cost = area × (1 + design allowance) × rate per sq ft. Lights and electrical are usually separate.

Is wiring included?
No — light points, wiring and fixtures are usually billed separately by the electrician.
POP vs gypsum?
Gypsum board is faster and cleaner with less mess; POP allows more on-site shaping. Costs are similar.
Why a design allowance?
