How it's calculated

Floor area is length × width (or your direct figure), increased by the wastage allowance for cuts and breakage. Cost is the area-with-wastage × your material rate. If you pick a tile size, the tile count is the area divided by one tile's area.

Cost = area × (1 + wastage) × rate per sq ft. Rates shown are indicative material-only prices — laying labour and skirting are extra.

Frequently asked questions

Does this include laying cost?
No — it's material-only. Add labour, adhesive/bedding and skirting separately.
Are the rates accurate?
They're rough 2026 indicative ranges; prices vary a lot by brand, finish and city, so edit the rate to a real quote.
How much extra to buy?
5% for plain rooms, 10%+ for diagonal or patterned layouts; keep a few spares from the same batch.
